How the Process Works

We keep you informed throughout the process and coordinate the details so you do not have to manage multiple companies on your own.

1. Free Consultation

Call 603-255-5737 or complete our consultation form. We will learn about the property, your priorities, timing, and any special circumstances.

2. Property Walkthrough

We review the home and its contents, identify items with potential value, discuss access and timing, and answer your questions. Please do not throw anything away before the walkthrough—everyday items can still contribute to a successful sale.

3. Recommended Service Plan

We explain which approach best fits the property: an in-person estate sale, an online auction through ESBJ Auctions, an estate buyout, cleanout services, or a coordinated combination. If the home will also be sold, Hector and Vilenky of Rios Home Group can help coordinate the real estate side.

4. Preparation & Organization

Once you approve the plan, our team sorts, organizes, researches, prices or catalogs eligible items, and prepares the property for the selected sale method.

5. Marketing & Sale

We photograph and promote the sale or auction through our established audience and appropriate marketing channels. Online auction inventory is presented through the branded ESBJ Auctions platform.

6. Sale Management & Settlement

Our team manages the event, buyer activity, payments, and pickup or removal procedures associated with the chosen service. After completion, we provide the agreed-upon settlement information and next steps.

7. Cleanout, Cleaning & Property Handoff

If requested, we coordinate removal of remaining items and cleaning so the property can be prepared for family use, turnover, or sale. Rios Home Group can then guide you through listing and selling the real estate when needed.
