Depending on the situation, that plan may include an estate sale, an online auction through ESBJ Auctions, a qualifying estate buyout, or cleanout and cleaning support.

Our Downsizing Process

1. Complimentary Consultation

We discuss the move, property access, timing, items being retained, and the outcome you want. We also identify any deadlines related to a closing, lease, probate matter, or senior-living move.

2. Property and Contents Review

Our team reviews the volume, categories, condition, marketability, and logistics involved. Not every item has the same resale market, so this review helps determine which options are realistic.

3. Customized Service Recommendation

We explain whether an in-person estate sale, online auction, buyout review, cleanout, or blended approach appears best suited to the project. Recommendations depend on the property and current market—not a guaranteed sale price or outcome.

4. Sorting and Sale Preparation

Once the family has identified what it is keeping, we can organize approved sale items, conduct research where appropriate, photograph or stage merchandise, and prepare the selected sales channel.

5. Sale, Auction, or Other Disposition

Approved items are marketed and sold through the agreed method. Items outside the selected sales method can be discussed separately for donation, cleanout, or other disposition.

6. Final Transition Support

If included in the agreement, our cleanout and cleaning team can help prepare the property for family use, turnover, or sale. For clients who also need real-estate representation, Hector and Vilenky Rios of Rios Home Group can discuss that service separately.

Choosing the Right Downsizing Option

May suit a household with enough marketable contents, suitable access, and adequate preparation time for an organized public sale.

Online Auction

May suit collectible, specialty, or broadly marketable items that benefit from timed online bidding through the ESBJ Auctions platform.

Estate Buyout

May be considered for qualifying contents when speed and convenience matter. A direct buyout is different from retail value and is not always the highest-return option.

Cleanout and Cleaning

May be appropriate after saleable and retained items have been identified, or when the project primarily requires property clearing and preparation.

Do you decide what our family should keep?

No. Those are personal family decisions. We can help explain potential sales options and market considerations for belongings you have decided not to retain.

Can you sell everything in the house?

No company can promise that every item will sell. Results depend on condition, demand, location, timing, pricing, and the selected method. We explain likely options after reviewing the property.

Can you work with our realtor or senior-living timeline?

Yes. With the client’s permission, we can coordinate agreed scheduling information with family members, a realtor, attorney, executor, or senior-living contact.

How early should we call?

As early as practical. More lead time usually provides more flexibility for family decisions, research, scheduling, marketing, and property preparation.
